Las Vegas Valley Home Prices are rising, but there still are great homes in excellent neighborhoods for affordable prices!  If you are moving from Los Angeles or San Francisco, you will be amazed! And condos? You won’t believe how little they cost and the amenities they offer.

 Desert Shores in Las Vegas is one of the hottest, most desirable neighborhoods in the entire country according to the real estate firm Redfin.  (From my first hand experience of living in Desert Shores I can tell you it is great!)

Condos for part-time residents

High-Rise Condo Buyers.  If you are planning to buy a high rise condo, you would be advised to look at resale condos.  You may also find that new condo builders are less interested in negotiating a reduced base prices — but are willing to offer incentives such as upgrades. Many resales have been used only occasionally and are almost like new.

Taxing News. Currently, Nevada has no personal income tax, no inheritance or estate taxes.  Property taxes run about 1%.   The Nevada State Legislature placed a cap on the amount property taxes can increase based on rising property values.  The state is also attractive to people who plan to open a small business.  The tax treatment for businesses is very favorable.

What Las Vegas Neighborhoods Do Real Estate Agents Find Most Desirable?   Desert Shores and Summerlin tied for #1 in a survey of Las Vegas real estate agents. 

Where Are the Neighborhoods Located?  If you would like to know where various communities are located in the Las Vegas Valley, go to this neighborhood map that will give you the general location of Summerlin, Siena, Lake Las Vegas, Green Valley, The Northwest, Henderson West, Sun City Anthem, etc.

Don’t let a real estate agent rush you into a new development on the outskirts when an older, more established, central neighborhood could be much better for you.
