The Southwest area of Las Vegas, west of The Strip and south of Charleston Boulevard, is growing rapidly. It has, in fact, overtaken Henderson as the fastest growing area of the Las Vegas Valley with many new developments with both new and resale homes for sale.
Near The Strip are also some Las Vegas neighborhoods that date back to the 1960s–which is old for Las Vegas. There are even a few Mid-Century Modern homes. See below for more details.
Summerlin in the southwest
Summerlin, a huge Master-planned community with all its very special amenities, now extends into the Southwest. The Ridges, an exclusive affluent neighborhood in southern Summerlin, is to the west in the hills surrounding Red Rock Canyon. Homes in The Willows and The Gardens Villages in southern Summerlin are only available by resale.
There is also a new retirement village called The Trilogy being built in Southern Summerlin. It is dramatically different from the nearby Siena Village although both are luxurious and gated.
Luxury Homes in Las Vegas’ Southwest
In the Southwest you will find gated, luxury home neighborhoods such as Spanish Trail Country Club, Queensridge, as well as the Red Rock Country Club. Older, well-established Peccole Ranch, The Lakes and other neighborhoods are nearby. Further south there is a huge growth in housing developments, including the very luxurious Southern Highlands with its award-winning golf course.
Mid-Century Modern Homes near The Strip
Near the Strip are beautiful long-established neighborhoods, many built in the 1960s, including Scotch 80s, gated Rancho Bel Air, and McNeill Estates. While the majority of homes in Las Vegas are “Spanish style” with pastel stucco and tile roofs, the homes in these neighborhoods are very spacious ’60s ranch style as well as mid-century modern plus a few Tudor homes. The lots are much larger than in newer neighborhoods. There are also a few Mid-Century Modern homes in the Las Vegas Country Club.
Southern Highlands, a very exclusive new country club community, has given its name to an area of rapid development at the far southern end of the Las Vegas Valley.
Southwest Las Vegas between Charleston and Tropicana has many large, new apartment complexes occupied by newcomers to the City as well as single family homes. South of Russell Road, the area is zoned to allow owners to keep horses on their property, so the homes and lots are larger.
Rhodes Ranch
Yet another huge development in the southwest part of the Las Vegas Valley is Rhodes Ranch where there are both homes and condos available for sale. At the heart of this community is a golf course. It is a relatively flat course — in contrast to the Eagles Nest and Revere courses which are steep and hilly.
BUSINESS AND SHOPPING: While casinos on The Strip are the primary business activity in the Southwest, all the main streets are lined with retail shops, stores, restaurants and neighborhood businesses. Along Charleston near the Red Rock Casino there is a huge open air shopping complex.
